There are also lots of measures to put into place around the building to help cut back on energy.  Having lights that go out when no-one is in the room is one example and using natural daylight rather than overhead lights.  Ensuring the property has windows that open for ventilation and cooling and that it is well insulated to keep heat in during the winter can also save money.
